In early 2022, AVA’s first release will major on multifamily property valuations. Throughout 2022 – 2023, there will be announcements of additional AVA software suites that evaluate other commercial property types.

You enter the property address you want evaluated.
AVA imports a rich set of data from industry sources and sales and rent comps, as well as data on the property’s age, condition and characteristics.
AVA analyzes that data and calculates the property’s value using four methods (see below).
AVA presents the property’s value at multiple levels (see below).
You can refine the valuation by inputting data on property enhancements and/or editing the comps.
AVA gives you a ten-year estimate of the property’s value.
Simultaneously, AVA deploys widely accepted methods to calculate a property’s worth. The rich data that AVA harvests, coupled with these calculation methods, set a new standard for commercial properties valuations.
The Gross Rent Multiplier (GRM) Method evaluates the revenue the property generates.
The Price-Per-Door (PPD) Method analyzes sales prices of comparable properties in relation to the number of units or doors.
The Price-Per-SqFt Method analyzes sales prices of comparable properties in relation to property square feet.
The CAP/NOI Method utilizing area CAP rates and Net Operating Income.

A property’s age, history, condition and characteristics influence what its value is. AVA analyzes all that data and uses four methods to calculate the property’s value.
After she completed all those calculations, AVA presents the property’s value at three levels – legacy rent (low), stabilized rent (medium), and highest market rent (high).
To deliver comprehensive valuations of commercial properties, AVA uses four methods. AVA evaluates the properties’ revenue, sales prices, income, costs and ten-year growth rates.
To make sure AVA is accurate, we compared her valuations on multifamily properties to the prices those same properties sold for. 98 percent of the time, the actual property sales prices were in the range of AVA’s valuations.
AVA offers maps with interactive features that allow you to view commercial properties in three different map styles. You can also compare selected sales comps of nearby properties to your commercial property.
AVA’s provides a comprehensive set of sales and rent comps as part of her valuation. AVA invites you to review all the comps she provides, and edit them if needed –- removing and adding comps based on your knowledge of their relevancy.
AVA invites you to review the average market rents for properties located near the property being evaluated. She also enables you to indicate the relevant rent comps you want to include as part of your property valuation.
AVA provides the average occupancy rate for the area adjacent to the property address you asked her to evaluate. Based on your knowledge of the area, you can adjust the occupancy rate to what you know to be accurate.
AVA calculates an adjusted sales price for the property she is evaluating. She factors in how much the sales prices of properties in the same market segment have changed each quarter. This keeps her current valuations pacing with the movement of the markets.
AVA enables you to generate an Offering Memorandum on the property you asked her to evaluate. AVA provides a template where you can input information and property photos to be included in the Offering Memorandum.
Traditional property appraisals are researched one at a time, take weeks to receive and cost thousands of dollars. In stark contrast, AVA can provide as many valuations as you want, each one delivered in seconds.
